To ensure you conform to the Regulatory Reform (Fire Safety) Order 2005 If your building has a Smoke Ventilation System installed you must ensure that it is covered by a contract of maintenance and kept in full working order to ensure you remain compliant.

Regular maintenance of smoke ventilation systems is critical to reliability and performance. BS7346-1 and BS5588-1 recommend that Automatic Smoke Vents (AOV) should be maintained on a six monthly basis to ensure correct operation.
 
Servicing will include:

• Test all smoke vent system control panels
• Check wiring
• Clean, tighten and lubricate all actuators, dampers and Louvers where necessary
• Test Power supplies and batteries
• Test operation of all Roof Ventilators
• Test operation of all automatic vents/windows
• Log smoke vent system maintenance
• Log smoke vent system defects
• Issue certificate upon completion
